Meet the CG Realtors Team: Travis Tickel

Five months ago, Travis Tickel joined our team as an ISA. Two months ago, he got his real estate license.

Travis saw a great opportunity to enter the real estate industry. “It was always the dream,” he says. His true passion is being able to help families find their dream homes. He loves the relationship you can have with your clients.

Travis has only been licensed for 45 days, but he already has two homes closing this month, two listings that are coming soon ($1.2 million and $735,000, respectively), and three listing appointments this week alone. He puts a lot of hard work (and sweat and tears) into his business.

“I’m always studying and working to get better day by day,” he says. Travis has a morning routine that involves exercise, reading books for personal development, and more. He wants to see how much further he can push his career.

As for what makes CG Realtors unique, Travis says that our team has the most fun. “We get the most done and we do it in the fastest, funnest way possible.”

Summer is here, which means longer days and warmer nights have arrived. Now is a great time to have guests. What can you do to prepare for your guests? How can you wow them when they come over for barbecues?

First, get your grill in tip-top shape. Scrape all the metal, get your propane set up, and make sure it is ready for some steaks and burgers. If you have questions about your grill, I would be happy to stop by.

The bugs will be out on these warm summer nights, so get some citronella candles set up. This summer, everyone has to be extra careful about mosquito bites, as they may carry the Zika virus. Citronella candles will keep the mosquitoes at bay.

 Plant some flowers on your property. When you select plants, make sure they will get the right amount of sun and water they need to flourish in your yard. You don’t want to spend money on plants that will end up wilting quickly in the summer heat.

Finally, get your AC serviced. It’s very important to make sure you have proper wattage so cool air continues to flow through your property.

Is a Down Payment Required in Southern California?

We recently received a question about down payments on homes from a client wondering if they needed to put 20% down in Southern California.

The answer is no – there are a lot of financing options available out there. We advise you to reach out to a professional lender that you know and trust. They can help you find out where you’re at, and where you need to be. Your real estate agent can help you find a great lender to speak with.

That 20% down payment is sort of the gold standard right now, but there is also the option of an FHA loan, which allows you to put just 3.5% down if you have a credit score of 500 or better.

The long story short is this: you don’t need a full 20% down, but rather, you need to do the research with a trusted professional to find out where you’re at. While 20% is the gold standard, it might not be your gold standard.

  1. Use the 3-item rule. We ask our sellers to limit each countertop to 3 items. This rule creates calmness, promotes open spaces, and avoids clutter.
  2. Boost curb appeal with green grass, beautiful flowers, fresh coats of paint, and more. It sets the tone for prospective buyers before they even step foot inside your home.
  3. Smell-proof your entire home. Utilize candles and cookies in the oven. Appealing fragrances and distinct scents can grab a buyer’s attention, further envisioning themselves living inside your home.

We want your property to be exposed to the right people! We want the best buyers to view it. We ultimately want to market your home to everyone.

Today – live from our new office – I wanted to discuss why the average agent would reduce their commission here in Southern California.

First, if any agent is unable to negotiate his commission with you, how can you expect them to get the best and highest value for their property? It’s a big question and a big red flag. Secondly, they might be desperate for business. Most agents willing to take a commission drop are desperate for this business. You need to be asking about their active inventory, and what are their past testimonials? You should speak with three past clients of theirs to ask about what you can expect when you work with them.

Third is marketing – what is their philosophy, what are their marketing campaigns, how much of what by when? Most agents willing to take a commission drop will have little to no marketing at all. Next, look at quantity vs. quality. Most agents just want quantity, and quality is where it’s at. It’s the most important part of the process, especially the communication with you.

We expect 2016 to be a terrific year to buy a home in Southern California. Interest rates are still historically low, but the only problem is that they are going up as we speak.

This means that the sooner you buy a home, the more affordable it will be. Smart buyers are out looking right now to avoid the crazy spring market. Smart sellers are also listing their homes right now to avoid competition from other sellers. The market is manageable right now, but this spring we expect a maelstrom of activity to occur. This will make it that much harder for you to sell.
