Summer is here, which means longer days and warmer nights have arrived. Now is a great time to have guests. What can you do to prepare for your guests? How can you wow them when they come over for barbecues?

First, get your grill in tip-top shape. Scrape all the metal, get your propane set up, and make sure it is ready for some steaks and burgers. If you have questions about your grill, I would be happy to stop by.

The bugs will be out on these warm summer nights, so get some citronella candles set up. This summer, everyone has to be extra careful about mosquito bites, as they may carry the Zika virus. Citronella candles will keep the mosquitoes at bay.

 Plant some flowers on your property. When you select plants, make sure they will get the right amount of sun and water they need to flourish in your yard. You don’t want to spend money on plants that will end up wilting quickly in the summer heat.

Finally, get your AC serviced. It’s very important to make sure you have proper wattage so cool air continues to flow through your property.

Is a Down Payment Required in Southern California?

We recently received a question about down payments on homes from a client wondering if they needed to put 20% down in Southern California.

The answer is no – there are a lot of financing options available out there. We advise you to reach out to a professional lender that you know and trust. They can help you find out where you’re at, and where you need to be. Your real estate agent can help you find a great lender to speak with.

That 20% down payment is sort of the gold standard right now, but there is also the option of an FHA loan, which allows you to put just 3.5% down if you have a credit score of 500 or better.

The long story short is this: you don’t need a full 20% down, but rather, you need to do the research with a trusted professional to find out where you’re at. While 20% is the gold standard, it might not be your gold standard.

What Does a Reduced Commission Say About the Agent You Choose?

Today – live from our new office – I wanted to discuss why the average agent would reduce their commission here in Southern California.

First, if any agent is unable to negotiate his commission with you, how can you expect them to get the best and highest value for their property? It’s a big question and a big red flag. Secondly, they might be desperate for business. Most agents willing to take a commission drop are desperate for this business. You need to be asking about their active inventory, and what are their past testimonials? You should speak with three past clients of theirs to ask about what you can expect when you work with them.

Third is marketing – what is their philosophy, what are their marketing campaigns, how much of what by when? Most agents willing to take a commission drop will have little to no marketing at all. Next, look at quantity vs. quality. Most agents just want quantity, and quality is where it’s at. It’s the most important part of the process, especially the communication with you.

We expect 2016 to be a terrific year to buy a home in Southern California. Interest rates are still historically low, but the only problem is that they are going up as we speak.

This means that the sooner you buy a home, the more affordable it will be. Smart buyers are out looking right now to avoid the crazy spring market. Smart sellers are also listing their homes right now to avoid competition from other sellers. The market is manageable right now, but this spring we expect a maelstrom of activity to occur. This will make it that much harder for you to sell.

This is why right now is the best time to list a home for sale. You won’t get the crazy competition of the spring market, and we have a lot of qualified buyers out looking for homes right now.

Right now is a much easier time to list, but you need to act quickly if you would like to sell your home before spring.

The spring isn’t the only time of year you can sell your home in Southern California. In fact, today, we’ll discuss three reasons why it’s smarter to sell your home in the winter than the spring.

  • There’s less competition. Competition is extremely important when you’re listing your property. The number of active homes on the market really influences how you should price your home. In the spring, a lot of homes come on the market, and it’s harder to stand out on the market.  
  • There are more serious buyers. Looky-loos don’t want to come out in winter weather, so the buyers who are out there now are ready to make a purchase. They’re determined to make a decision, often quickly.
  • Interest rates are at an all-time low. They are a  little higher than they were 6 months ago. However, rates will continue to rise in the spring. Smart buyers are out there now to take advantage of these historically low rates. Don’t miss out!

On average, 22% of all sellers must reduce their sales price. Typically, this happens within one month of being on the market. Additionally, 25% of sellers on average lower their price after two months. Reductions normally range between 2% and 5%. What does this mean to you? It means you need to price your home correctly.

Pay attention to your local market. Stay informed with active, competitive listings in the marketplace. Know what has gone into escrow and what has sold in the last 60 days. Studying the market climate will give you an idea of how to price your home. Be prepared to make price adjustments when you don’t receive enough traffic on your listing and buyers lose interest.

Clients are always asking us which repairs we should make in order to get top dollar for a home. Contrary to popular belief, you don’t have to spend thousands of dollars to improve the value of your property. There are a lot of small repairs you can make that will improve your home’s value.

1. Flooring: We suggest getting new flooring, especially if you have carpeted floors. Natural flooring like wood or stone are preferred by buyers. If you have carpet and don’t want to replace it, you should get it professionally cleaned.

2. Bathrooms: This is one area where buyers like to see modern touches and repairs. More and more people are remodeling bathrooms before selling, and this is a great way to add value just before a sale. Remodeling a bathroom is preferable over a kitchen because a lot of homeowners want to make the kitchen their own.

3. Curb appeal: The first impression of your home is important. Invest in landscaping, hardscaping, and perhaps even power wash the exterior of your home. Repainting your front door or buying a new one can really make your home pop, too!

Today we are excited to talk about selling your home, specifically, selling your home during the holiday season. We actually have found that selling your home during this time of year offers some unique advantages that are not there during the rest of the year.

For starters, there is an abundance of relocation clients who are starting jobs on January 1. They will start looking for homes before the holidays and will want to move in during the holiday season. Another reason people buy during this time of year is because of the tax benefits that can be had from buying in the last quarter of the year.

Finally, the lower inventory during the holiday season is great for sellers. There are always going to be a decent number of buyers out there, but there isn’t always a decent supply of homes. The best homes are getting gobbled up quickly for a good price.

If you’ve been thinking about selling your home lately, now is a perfect time of year to do so. There are so many pros to doing so, and I honestly can’t think of any cons.
